Perspective Tenant Screening

  • We will provide you with a copy of our application

  • You will advertise and show the property yourself

  • Completed applications for tenants will be forwarded to our office and we will screen them.

Screening includes:

    • Credit check

    • Income verification

    • Rental references check

    • Collecting the first and last month’s rent from approved applicant

    • Have them sign our lease

    • Verify heat and hydro has been transferred into their name

  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

  • You would then manage the property yourself

Self Management

  • We will advertise the property

  • We will show the property to prospective tenants

  • We will screen the applicants (See Option #1)

  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

  • You would then manage the property yourself

  • Cancellation of this service $250.00 plus HST

 
 

Full Management of Property

Part One: (If Tenants are Needed)

  • We will advertise and show the property

  • We will screen the applicants,

Screening includes:

    • Credit check

    • Income verification

    • Rental references check

    • Collecting the first and last month’s rent from an approved applicant

    • Have them sign our lease

    • Verify heat and hydro has been transferred into their name

  • A copy of the application, lease, an invoice and a cheque for the rent will be provided to you

  • The cost for this option is the last month’s rent

  • Cancellation of this service $250.00 plus HST

Part Two; (Tenants Present)

We will manage the property on your behalf. 

This includes:

  • We provide a letter to your tenants (if already occupied) notifying them that we are the new Landlord and contact for them

  • Arranging grass cutting and snow removal if applicable

  • Arranging for annual furnace service to ensure proper care for it,

  • We have a crew of contractors that we employ from general handymen, plumbers, electricians, etc. that offer us preferred pricing (as per the Agreement)

  • If the tenant vacates with the appropriate notice, we will then fill the property again, and we would only charge ½ a month’s rent

  • If at any point a tenant in your property needs to be evicted, then as licensed paralegals we would act on it right away on your behalf. (Extra Fees Apply)
